After a heavy loss of production in the middle of the year, the Czech economy first recovered, but then again recorded a negative annual GDP volume growth rate by 0.6% in the fourth quarter compared to the previous quarter. The current period of more moderate growth reflects, inter alia, the reduction of disposable income reducing consumption expenditure and a rise in unemployment. Moreover, exports and industries had benefited from the car scrappage bonuses in important export markets in the middle of 2009, which expired in the fourth quarter. Other than in Slovakia, the expiring economic recovery plans seem to have effect, however, due to the budgetary flexibility, economic growth should slowly regain momentum in the coming quarters. There is however a great risk that the economy will fluctuate significantly while recovering.
Leasing market
Individual sectors of the Czech real estate market achieved a level comparable to Western Europe before the economic crisis. The current economic situation has slowed down the real estate market, but also generated new and interesting investment opportunities for our customers. The Czech real estate market continues to focus mainly on the Czech capital, Prague.
The retail sector is benefiting from stable private consumption so that mainly shopping centres, in particular those with groceries, continue to be planned and built. In the Czech Republic, a new investment segment for renewables (in particular for solar energy) has emerged with the support of the Czech government.
